Investing In Sydney Property – Our Top Tips | Real Estate Blog – Niche Portfolio

Thursday, July 04, 2013

While Sydney has a national reputation for prestige and expense, the anticipated ROI, combined with lower interest rates and a booming sales market mean that now is a great time to invest in Sydney property, whether you are entering the market for the first time, or planning to expand your investment property portfolio.

RP Data revealed that auction clearance rates in Sydney are currently sitting at 70 per cent, with the national average hovering around 55 per cent. Sydney is unique amongst other Australian property markets, as it’s predominantly an investor market with almost two-thirds (63%) of its 14,000 apartments currently leased to tenants. It has many trendy and upcoming areas which young professionals with disposable incomes and busy lifestyles find appealing.

Places of specific interest for the property investor would be Paddington and the Eastern Suburbs, as these areas are especially popular with tenants. But there’s always an element of risk involved, and so some common-property-smarts will need to be applied in order maximise your investment.

There’s a few key things recommended you look for to ensure your Sydney property purchase is successful, profitable and pleasurable:

1) If purchasing in a managed building, make sure that management is competent. A property manager that’s slow to fix problems or maintain your property could lead to high tenant turnover.

2) The view doesn’t have to be post-card perfect, but it does need to exist. No-one likes brick walls, and most like bright city lights or a leafy view.

3) Parking may seem trivial, but it really is essential. Even if your tenant doesn’t own a car, their friends and family might.

4) Living in the city is all about lifestyle. Ensure your property is close to the cream of city life: Restaurants, parks, museums or live music venues are always popular.

So if you can spare the funds and are looking for a stable new property investment with plenty of opportunity to make a good return, don’t write off Sydney because you think it’s too expensive or glamorous. Right now is the time to dive on in and start surfing some auctions.

If you are looking for professional and quality property management services, Niche Portfolio will be able to help.
