New figures from a survey of landlords in NSW (by consultancy firm BDRC Jones Donald)  show more than half of all property investors hand over the entire management of their rental portfolios to Sydney property management firms. And with good reason too it seems.

The survey found landlords getting a helping hand from Sydney property management firms were better informed of the state of their rental investments than those without. As a general trend, the uncertainty of returns in rental investments and the housing market in general has seen a large number of landlords turning to property man agent professionals in Sydney and other metro cities to seek advice and ensure investment success.

Interestingly, the results also suggest that landlords who use Sydney property management firms are better off financially.

 The report shows that over half of landlords getting advice from property managers in Sydney reported positive yields on their rental investments while only about a third of the self managed investors reported positive yields. This large margin of difference suggests the professional input into property management does account for a large part of profits gained by rental investors.

What’s more, the survey went on to show more than three-quarters (77%) of landlords elected to have Sydney property management firms involved in some way, whether it be with investment portfolios, tenant upkeep, or merely to collect rent due.

The experience of Sydney property management providers in sweating the small stuff, and taking steps to put landlords ahead every week of every month does add to make a significant difference at the end of the year.

Part of it has to do with investor confidence and getting the right advice at the right time. This applies to both first time investors; who often need a push in the right direction in those first few months, as well as old hands in the property game, who don’t have time to keep up with the ins and outs of the game as required daily.

Compared with almost half of the landlords surveyed; who had noticed increases in demand for rental spaces and increased rental rates in similar properties over the last year, a quarter of landlords surveyed revealed they were planning rental increases over the next six months. Despite having the lowest vacancy levels on record, affordability of rental spaces and re-pricing rental rates is one of the biggest challenges Sydney property managers and landlords will face in the coming months.
