First time home buyers introduce new trends to Sydney property mangement | Real Estate Blog – Niche Portfolio

 Lately, we’ve noticed a new and exciting trend emerge in Sydney property management. More and more first home buyers are choosing to forgo buying homes in favour of investment properties. Taking advantage of Sydney’s attractive rental rates and contrastingly affordable house prices, the young people of Sydney are electing to stay home and dabble in residential property management.

 While investing in rental properties in Sydney’s CBD is a long shot for many of these first home buyers, many are getting into Sydney’s property management game from the outer suburbs where the cost of living is a little easier for tenants like themselves. This is another selling point for first home buyers turned residential property managers and many are renting to friends or acquaintances of similar ages and have a new point of access from which to advertise vacancie or select tenants. Some of these residential property management hubs in Sydney include; St Marys, Parramatta and Blacktown. A little closer to the city, Waterloo and Alexandria are suburbs where these budding residential property managers are earning their stripes.

Aside from the attractive house prices and rental rates, there are other sizable factors sparking this trend. More often than not, Sydney moms and dads are helping out with the investment and general residential property management to help first home investors along. If our budding residential property manager is employed and both parents are employed, it could mean three incomes and the rental yield is helping pay off the mortgage on the first home.

 On top of this, potential investors have equal access to the First Home Owners Grant of $15,000 (on new property) which will help them put down the initial deposit for an investment property. All of these considerations are helping a growing number of first time home buyers edge into property management in Sydney and make a tidy sum to put away for their own dream houses.

It’s exciting to see residential property management in Sydney growing in this new direction and a new generation of entrepreneurial spirit emerge in the Sydney’s property management game. A small word of caution, we would advise all prospective investors to seek professional advice before making their first investment as well as following the tips professional residential property mangers provide.
