The Australian property market finds itself in a pretty volatile place at the moment. Looking for the right property manager Sydney can seem like a rather daunting task. Claims are being made left, right and centre by investment gurus concerned with the direction of the Australian property market. It’s natural to feel confused when there are so many options and not enough information.

The number of property management groups out there continues to grow, so finding the right fit for you and your property is vitally important. Your investment property is an investment in your family’s future, entrusting this with the wrong group could leave you with regrets you’d prefer to avoid.

1.       Communication.

The number one reason a landlord will choose to swap to a different residential property management company is a lack of communication. It sounds obvious, but a lack of communication can have a large impact on the return you get from your investment. Ensuring you are continually kept in the loop is one of the most important roles played by your chosen property manager.

If they can’t communicate properly with you, do you expect they will be any better with a tenant?

2.       Social Media

There’s no question that the Australian property market has undergone rapid changes in the past five years. Social Media has given property managers an opportunity to interact with both clients and tenants in a completely new way. For a more progressive residential property management company this is an exciting development, as it provides an opportunity to connect with people in a way never before thought possible. It is now possible for a property manager Sydney to interact with both their clients and tenant base on a personal and professional level.

Social Media has helped property managers understand the changing needs of the community. If your property manager hasn’t yet embraced these changes, perhaps you need to ask yourself “is my property manager really in touch with what’s happening?”

 3.      The team: The right people for the job

 

First and foremost, property management is a people industry. If your property manager has the wrong person in the wrong job you will soon know about it. Perhaps your property manager doesn’t properly understand all the legislation? Perhaps they aren’t following up on rental arrears as quickly as they should be. Property management involves a wide range of tasks and if yours can’t cope with the workload, your returns are bound to suffer.

4.      Experience.

A great question to ask when you are on the hunt for a new residential property management company is “how long have you been in the industry?” And remember, this refers to the individual looking after your property, not the company itself. The more experience your property manager has, the better equipped they will be to deal with unforseen problems that can arise in the daily care of your investment property.
