Rent out your property quickly | Real Estate Blog – Niche Portfolio

Thursday, February 16, 2012

A real estate agent Paddington will always be measured by how quickly he can find the right tenant for his clients’ property, as this is the most important duty he has. Even though he will put the most effort in fulfilling this task there are certain aspects that can lead to a property continuing to stay vacant for longer than anticipated.

If the real estate agent Paddington knows these factors though, the chances of renting a property can be increased. The most important of these factors are the following:

  1. Since the internet as a major database is available to everyone the awareness of possible tenants about market rents has increased greatly. Because of this it is important to not price your property too high but stay in the average market range.
  2. Obviously the looks of your property are important to the tenants as well. No one wants to live in a bedraggled house with dirty walls and an untended garden. If this or a similar description fits your property it’s going to be very hard for your real estate agent Paddington to find tenants.
  3. Sometimes the market has more properties to offer than tenants who are searching for them. To prevent that this influences your future tenant search you can require the tenant to sign a contract which ends in a time of great demand and stay aware of changes happening in the area.
  4. The location of your property is also a very important factor when it comes to attracting possible tenants. It’s much easier for your real estate agent Paddington to find tenants for your property when it’s situated near shopping centres, schools, hospitals and other facilities.
