Record low vacancy rates keeps Rents on the rise | Real Estate Blog – Niche Portfolio

That’s right everybody, with the recent nosedive in buyer confidence the national vacancy rate hit a record low level in September.

The national vacancy rate has hovered around the 1.8 to 1.9 per cent level for a number of months, which may be an indirect result of the continuous lack of buyer interest in the housing sales market of late.

“Vacancy rates nationwide have been staying in a fixed range for a long time now and I do not anticipate a move one way or the other for the foreseeable future, SQM Research advises.

In September, total vacancies rose 0.1 per cent – to a total of 48,179 vacancies nationally. With Sydney’s Eastern Suburbs averaging out at a vacancy rate of 1.3% rents continue to rise.

Consumer sentiment has not dipped this low since the mid 80’s; and agents are finding that properties above the $1,000 per week threshold are not moving as quickly as they once were. However, if there is once piece of advice we could give to investors it’s “keep it polished”. Yes, tenants are certainly feeling the pinch when it comes to choosing their new rental home; however tenants will almost always pay extra for a finished look. So when you renovate your investment property next ask yourself, “How much would I pay to live here?”
