DIY tips to prepare your house for sale | Real Estate Blog – Niche Portfolio

Do you want your home to stand out from your competitors?  If you are serious about putting up your home for sale, it is vitally important that you prepare your home.  Buyers will inspect and examine your property inside and out, from the structure of the house, to the décor and fixtures.  To make your property inspection ready AND to help you feel proud of what you are presenting, follow these 5 practical tips below.

1. First impressions count.

As humans we have a tendency to judge something within seconds of laying our eyes on it.  This can make or break a sale.  People want to step into your home and imagine that this could be their new home.  Make your garden feel homely and neat.  Get your rake out! Sweep your driveway, blow away all the stray leaves, mow your lawn and fertilize your flowerbeds!  What woman doesn’t love flowers? Put some colourful flower pots next to your door, this will make it inviting and warm.

2. Be Cinderella for a Day.

Clean, clean, clean until spotless!  If you and your family do not have time to do this, hire a local cleaning service.  Make sure you get your floors, doors, walls, appliances, fixtures and carpet.  Make a list so you do not forget all the spaces that need to be wiped, spounged and rubbed.  Dust all surfaces that collect grime.  Clean your windows of the built up grit.  Cleaning your windows and opening any curtains, blinds or window shades will allow more natural light to enter, making it feel brighter and more cheerful.  If you have any branches or shrubbery outside blocking the light, trim and prune to take full advantage of the sunlight.

3. Paint it up.

Rip down any remaining wall paper, scrub walls that may be marked from pets or kids.  Prepare you home for a full paint job.  It’s best not to just paint over a wall.  Fill in any holes that you may have made from wall hangings, and then sand back before priming.  Stick with neutral colours (no feature walls these outdate quickly).  You can’t go wrong with crème or white walls.

4. Clear the space.

Get rid of your clutter.  That means putting all your personal belongings either in cupboards available or in storage.  Leave large open and clear spaces (specifically kitchen and bathroom counter tops) for the buyers’ imagination to sprout.  No one wants to see your personal belongings – the buyer wants to visualise their own furniture and possessions in your home without distraction.

5. Mr Fix It.

You now all those loose ends that you thought you would get around to ‘one-day’?  It’s important to make those a priority.  The little scratches, loose screws, broken fixtures and run down handles should be mended or replaced.  People notice the small things so it is essential that you pay attention to detail.
